A completed sale all depends on the circumstances. A cash purchase will normally be completed within 2 weeks. However, this may take slightly longer if investors are purchasing using mortgages, as mortgage lenders normally have lots of criteria to meet and requirements from an applicant to fulfill. We can sell your property in as little as 2-3 weeks after you sign up but these timescales can be extended if any legal issues arise with the solicitor.
We always try to work with you and your timescales. In certain circumstances it may be possible for you to complete on the sale and do a short term rental from the purchaser either to find a suitable rental property or purchase another property as a cash buyer which puts you in a far stronger position.

Whether arrears or repossession mortgage lenders would rather you clear the mortgage by selling than have to take you to court, which could leave you still owing as the lender may sell it at auction which may leave a shortfall which you will still be liable for. They won’t be overjoyed, because obviously the 1-3% + VAT that you would have been paying them in commission will be going into your pocket rather than theirs.
If you are talking a matter of a 2-3 months then it might be worth still talking but if you mean for 6 months plus then please keep us in mind for when you are ready, obviously depending on the timescales the valuation and offer made may have to be re-evaluated.
Each property is different and each person is treated as an individual so it is difficult to put a figure on it. There may be two houses next door to each other that we would offer different amounts on. Stamp duty and rental assessments are also a factor in what we offer. Please note that some other quick sale companies will offer to pay 90-100% for the property. However, this is not always true, if so they may as well walk into an estate agent and buy the property (rather than spend thousands of pounds in advertising) then after you have wasted months signed up with them they announce they can't get the full amount and offer a lower amount, hoping by this point you will be that desperate that you will just agree to it.
